DSCR Loan Down Payment Requirements Explained

Learn how down payment and loan-to-value work in DSCR financing and what factors can influence the equity required for a rental property purchase.

The down payment on a DSCR loan is one of the largest upfront capital decisions in a rental-property purchase. Investors should understand how lenders think about equity and loan-to-value, and how the rest of the deal can affect available leverage.

How Down Payment Works in DSCR Financing

A DSCR purchase typically requires the investor to contribute equity. The exact amount is not universal because lenders structure maximum leverage based on the borrower, property and transaction.

Understanding Loan-to-Value

LTV compares the loan amount with the value used by the lender. A $750,000 loan against a $1,000,000 value represents 75% LTV. The remaining value represents borrower equity. On a purchase, an appraisal above the contract price does not automatically eliminate the required cash contribution.

Factors That Can Affect Required Equity

  • Credit profile
  • DSCR
  • Property type and unit count
  • Loan amount
  • Occupancy or stabilization
  • Loan purpose and structure
  • Overall lender risk guidelines

Down Payment vs. Cash to Close

Investors should budget for more than equity. Closing costs, lender fees, escrows, prepaid items, insurance, title charges and required reserves can increase total cash needed.

Can Stronger DSCR Reduce the Down Payment?

A stronger ratio can improve a transaction's risk profile, but it does not create a universal right to higher leverage. Credit, property type and lender guidelines still matter.

Using More Equity Strategically

A larger equity contribution can reduce the loan amount and debt obligation, potentially improving DSCR. The tradeoff is that more investor capital remains tied up in the property.

How Landlord Lending Helps

Landlord Lending helps investors compare financing structures across lenders so they can evaluate leverage, cash to close, pricing and long-term strategy together.

Frequently Asked Questions

What down payment is required for a DSCR loan?

There is no universal percentage. Required equity varies by lender, credit, DSCR, property and transaction.

Can I put less down with strong credit?

Strong credit may broaden available options, but maximum leverage still depends on the lender and deal.

Does the appraisal determine my down payment?

Value is important to LTV, but purchase-price and program rules can also affect the lender's calculation.

Are reserves part of the down payment?

No. Reserves are generally funds expected to remain available after closing, while down payment is equity contributed to the purchase.
